$1B New York Development to Get Luxury Condos

Groundbreaking for the next phase of a $1 billion mixed-use, transit-oriented development along the Hudson River in Sleepy Hollow, N.Y., is set for this fall, with plans for a 100-unit, luxury condominium property called The Daymark at Edge-on-Hudson being unveiled by the master development team of Biddle Real Estate Ventures and PCD Development.

The five-story building is the first to be located directly along the water at Edge-on-Hudson. Houston-based Hines, which recently completed Northlight at Edge-on-Hudson, a 247-unit, Class A, luxury multifamily project, will serve as development manager for the condominium project. Hines closed on a construction loan from Santander Bank and started development of Northlight in November 2020.

COOKFOX Architects is providing architectural and interior design for The Daymark. Exclusive sales and marketing will be led by The Marketing Directors. The sales office will open in the spring of 2023 with the first move-ins anticipated in 2024.

The Daymark is the latest addition to the Edge-on-Hudson community, located 25 miles north of Manhattan. The transit-oriented development is located within walking distance between two Metro-North Commuter Railroad train stations–Tarrytown and Philipse Manor. A daily shuttle bus will also provide service to the Tarrytown station for The Daymark residents during weekday commuter hours.

The master plan for Edge-on-Hudson calls for 1,177 townhomes, condos and apartments; a 140-key boutique hotel; 135,000 square feet of retail space and 35,000 square feet of office space, in addition to more than 16 acres of new parkland. Phase 1 of the new Sleepy Hollow RiverWalk at Edge-on-Hudson has recently been completed and will soon be deeded to the Village of Sleepy Hollow for public access. To date, more than 150 apartments have been leased and 138 townhomes and loft condominiums have been purchased.

Construction is set to begin on a 30,000-square-foot DeCicco & Son’s market with a 5,000-square-foot pharmacy attached.

The daymark details

The Daymark will have a mix of one-, two- and three-bedroom homes as well as “townhome” residences within the building featuring private maisonette entrances. Select homes will feature loggias and others will have terrace, balcony or patio access. Amenities will include two landscaped courtyard terraces with Hudson River views. One will feature an al fresco dining and outdoor resident lounge and the second will have a pool and deck overlooking the Hudson along with a fire pit, a pergola and chaise lounges. A rooftop terrace will have barbecues, outdoor dining and multiple seating options.

Indoor amenities include a library with fireplace; coworking lounge with a private meeting room and study; private boardroom with video-conferencing capabilities; resident lounge with billiards; yoga studio and children’s playroom. The property will also have a private resident garage and bicycle storage.

The Daymark development will include 9,000 square feet of retail space, including the first waterfront restaurant at Edge-on-Hudson.
